Space for Lease
The planned 10 to 12 new warehouse-style commercial buildings in dLAB West will reach up to four storeys in height, with up to 80,000 square feet of space, customizable for office, retail, or other uses, from research and development to craft brewing to prototype design and manufacturing.
dLAB is designed to support the high level of academic programming available from its partner institutions in Ontario’s Durham Region, and to provide a flexible “road map” for its future intensification that could include residential and institutional uses.
Flexible floorplans and roofscapes
Floorplans are customizable for a wide variety of tenant needs. Roof areas can serve as green spaces, house photovoltaics for energy generation, or be covered with high-albedo surfaces to minimize heat island effect. Click here to view representative building floorplans.
Commercial buildings will have vibrant ground level retail or prestige commercial frontage. Rooftop commercial suites will have roof terrace access.
All leasable space will offer a wide range of connected and networked services for tenants to choose from. The buildings will be constructed to be future proof, having the distribution and flexibility to ensure easy upgrades with the latest developments in “smart building” technology.
Public and private comfort
Canopied walkways at the ground level ensure an ideal pedestrian environment, limiting adverse environmental impacts. A brise-soleil at the rooftop level ensures direct sunlight mitigation while maximizing visual connection to the surrounding lands.
Pricing and costs
Commercial space in dLAB West will cost $21.00 per square foot in net rent, with terms of lease ranging from 5 to 15 years. Operating costs are estimated at $8.00 per square foot (excluding in-suite utilities and janitorial services). Realty taxes are estimated at $9.70 per square foot based upon 2014 rates.
Size and availability
dLAB West will feature 10 to 12 new buildings with 60,000 to 80,000 square feet of leasable space, customizable for office, retail and other uses.Construction is scheduled to begin in 2016.
Buildings will feature easily replaced modular envelope components including brick masonry and high-efficiency windows – all conceived for easy, long-term maintenance with minimal tenant disruption.
Already well served by Highway 401, dLAB will also feature easy access to the 407 Express Highway via the West Durham Link, currently under construction. The dLAB site will also be host to the new Thornton Corners dLAB GO Transit station, which will make dLAB accessible to commuters from across the Toronto region.
